Looking for an experienced, versatile, and reliable Maintenance Technician to perform ongoing property maintenance and complete primarily residential repairs as assigned. This position requires the ability to perform a wide range of maintenance/repair tasks – including general construction, plumbing, heating, wiring, and inspecting properties to conform to safety standards as well as scheduling repairs with tenants and/or customers. In addition, this position requires a diverse mix of both hard and soft skills, particularly manual labor skills.

Duties and Responsibilities include, but are not limited, to:

  • Possess strong carpentry skills to handle basic repairs in/around residential units and the like
  • Perform quality checks on HVAC, plumbing, and electrical systems
    • General HVAC knowledge
    • General plumbing knowledge to address leaks, clogs or other drainage problems
    • General minor electrical knowledge
  • Perform routine/general maintenance such as:
    • Prepare units for initial and/or annual occupancy inspections (i.e., “HUD ready”)
    • Paint interior and exterior of residential units as needed
    • Install/change the door knobs/locks as needed
    • Replace broken windows as needed
  • Check on and respond to security and safety issues
  • Have an eye for detail to ensure that all jobs are completed in a professional manner and potential hazards or warning signs are not overlooked.
  • Possess the physical stamina and strength needed to work a full “active” shift – working both indoors and outdoors; lift, move, handle equipment
  • Have strong interpersonal skills to interact with a wide variety of people – including company personnel, tenants, and/or customers in a pleasant, upbeat manner
  • Perform grounds-keeping duties at various properties as directed by management
  • Order/purchase materials and track receipts for reimbursement to make timely repairs AND as authorized by management
  • Inform office staff of work performed at each job-site and provide an update regarding the current status of the job
  • Submit inspection documents to appropriate personnel
  • Keep maintenance shop, storage areas, and company van neat and organized
  • Have the ability to work independently and efficiently
  • Perform other duties as assigned

Requirements:

  • High school graduate or GED equivalent
  • Background check required
  • 3-5 years’ experience in similar role is strongly preferred
  • Professional/good communication skills — both verbal and written
  • Some computer skills (Microsoft Office, primarily Microsoft Word and Microsoft Excel)
  • Advanced critical thinking and problem-solving skills for finding maintenance-related solutions
  • Strong work ethic, attention to detail, organizational abilities, and time management skills
  • Willingness to work hard and improve company procedures
  • Ability to work standard business hours and occasionally after hours
  • State-Issued Driver License required – will be required to drive company van after reporting to the office each day
